MWANZA residents and other people surrounding the Lake Zone have all reasons to celebrate as construction of a new multibillion shopping mall has taken off.
Experts say the envisaged shopping Mall Project is said to be an itinerary and deliverance for economic development for Lake Zone Regions and the East African community. The project manager, Engineer Koyoya Fuko was quoted by the Daily News a few days ago as saying, “The multi-billion construction project of shopping Mall that is expected to cost over 60 bn/ shall be of unique quality and fits within the framework of modern Mwanza.
The market, for example, will have latest and appealing design which also fits inside the lake context within which the market shall be twisted.” Officials say the proposed Mwanza modern market, which is located in Ghana area along Makongoro Road and Furahisha Street and surrounded by a number of private properties, is situated to the East of the existing CCM Kirumba Stadium.
The project manager thinks that in order to intergrate the large spaces created around the scheme it is proposed to have plenty soft and hard scenery that shall be accomodated within the scheme as well as around the market.“Combination creates harmonious mixture and creates an exciting development throughout the building.
“The market through its vestibule shall create open space in its framework and this perk up air flow and circulation and thus reducing the market’s cooling needs,” said Engineer Koyoya. The engineer say the market shall have large windows along its front elevation which have surface sun shading crust and inner operatable windows to ensure proper sun shading.
The type of windows shall match the contemporary outlook of the market and ensure its unique plea. The market is a four storey levels and developed within an urban setting and requires a number of design provisions to be made to ensure its functionality. The key among these provisions is 660 Vehicles parking lots and 100 motorcycle parking slots which shall be created within and around the market.
Experts say there will also be a parking space created using the extensive sub basement level due slopping nature of the site and the market will be a one stop shopping complex comprising the public area located at the ground level. The proposal is to integrate easily within the City activities at the street level. Different facilities like banks and affix tenants and larger shops to be engaged by tenants are distributed around the central swelling of the market.
Engineer Koyoya says these are easily accessible from the street and are located within the two level of the market which is ground floor and first floor stage. The second floor level also has a number of conference facilities of different sizes with multi-purpose halls for hiring for meetings and other functions and a number of food courts with different sizes. There will also be cinema halls which will accommodate up to 1500 people in different seating and space for let for offices.
The centralized atrium and market have lifts, escalators and stairs which lead to any place where the person wants to reach and
caters for disabled as well. This Shopping mall that is constructed by Jianchang Engineering Company Ltd from China will have an incline driveway leading to the basement parking. Despite a two years contract, the company has assured the city fathers and LAPF authorities that the construction work will only take one year to complete.
“Garbage collection points are very important in the market and provision was made in four places of the market to ensure no waste materials are scattered all over the marke. We have installed huge tubes in each floor made of aluminized steel which will be muted, with self-cleaning and self-closing doors,” says Engineer Koyoya.
The shopping Mall will have finishing of approved lag material throughout to act as a sound retardant to muffle noise at the same time provide thermal insulation to reduce the possibility of heat. Officials say that the vent pipe shall be placed above the chute head plate as part of cleaning and sterilizing system. That is also provided at the refuse collection point base to ensure proper hygienic conditions.
There will also be automatic fire cut off doors to avert the extend of burn and fire. Refuse containers shall be hot dip spur, run on wheels with rubber tires provided with acceptor pegs for lifting and tip devices and should be suitable for the local municipal disposal vehicles. The Tanzania Chamber of commerce, industries and Agriculture Mwanza Regional Secretary, Mr Hassan Karambi, said that the coming of Mwanza City Shopping mall Project is a grace for local and foreign investors and that it was absolutely part of development.
Engineer Koyoya underlined that Mwanza was among major cities in the country and within the East African community, but was lagging behind others in terms of important shopping malls facilities that could attract local and foreign investors. The coming of this major investment will make Mwanza City and entire the region own business status which would change the former local status to new one and also rekindle the local and foreign businessmen to make seize the opportunity and thrive. He cited employees and employers in Gold mines and other big companies that due to lack of some of facilities in Mwanza city, they spend their week-ends and holidays in Nairobi and Dar es Salaam where they access such facilities.
Mr Karambi called on the local businessmen to take up this opportunity to exploit the available avenues saying this was the best placed opportunity to meet their business counterparts in brain storming and exchange ideas on various business undertakings. He said that also this will be the chance for them to think over kind of business they can endeavor to maintain thorough investment in diverse opportunities available in the Region.
Mr Karambi insisted that this multi-billion project will promote local and foreign investors to invest in Mwanza City and called upon the Mwanza Region Chamber of commerce, Industries and Agriculture members to take up this opportunity. Sources inside Local authorities’ pension Fund (LAPF) says that the institution expect quality services of equivalent to Mlimani City shopping Mall in Dar es Salaam although there was difference.
“Mwanza is very close to the East African community cities of Kampala and Nairobi where there are more businessmen with big companies and also Bujumbura and Kigali where the businessmen are doing fine in their undertakings,” sources said. Efforts were also underway by the shopping Mall project overseer company, Mwanza City Commercial complex Ltd to employ the Property Manager whose responsibilities will be to make sure that the modern market complex is marketed to the local and foreign investors who will sell goods and services even before the construction is completed.
